First Half 2009 Daytona Beach Home Sales

For the first half of 2009 these are the results of all sales in the Daytona Beach Area MLS for those areas primarily covered by that MLS. In particular, the cities covered include: Ormond Beach, Ormond By The Sea, Daytona Beach, Holly Hill, South Daytona, Port Orange, Daytona Beach Shores, Wilbur-by-the-Sea, and Ponce Inlet. While the Daytona MLS is often used to record properties for sale in West Volusia, Flagler County, and the New Smyrna Beach Area, those areas are excluded as they are each covered by a seperate Multiple Listing Service.

Further, this report reflects only single family homes that sold between January 1 and June 30, 2009, inclusive. The data is also available for condominiums, vacant land, and commercial properties and they may be reported in the future.

The chart clearly shows that the average price of single family homes, while slightly declining, is much less than we’ve seen in previous years. At the same time the number of sales increased dramatically during the first half of the year. The results are very positive for those who are hoping to sell. It should be noted, however, that typical housing sales trends favor the summer months throughout the Daytona Beach Area. For buyers, the data seems to represent that we are nearing the bottom.
