A quick review shows that Deltona had by far the most sales among any of the cities in West Volusia. However, it also had the highest percentage of distressed sales as we see in the next graph. Approximately 64% of all sales in West Volusia were classified as distressed in either the bank owned or short sale category. Deltona’s distressed sales were closer to 71%. Other areas fared much better. Of the cities with large sale volumes, DeLand and Debary enjoyed much lower sales of distressed homes.

The percentage of distressed homes also effected sales price. By examining the average sale price per square foot for homes that sold in West Volusia’s major areas, the prices have continued to decline.

Price Adjustments in West Volusia
Four cities represented the largest sales of single family homes in West Volusia. Deltona had the most sales, followed by DeLand, Debary, and Orange City.
Pricing clearly shows declines in all four sub-markets. While the lowest price per square foot homes are available in Deltona and Orange City, there are certainly deals to be seen in DeLand and Debary as well with the average price per square foot in West Volusia for January 2011 coming in at an astounding $51/square foot. At those prices, a 1,700 square foot home (the average in the area) is less than $90,000. Deltona averaged only $43.50/square foot in January of 2011 providing an average sale price of just over $70,000.
There are certainly deals to be found in the West Volusia marketplace!
