Ormond Market – It appears that we are seeing the “bottom” and may be seeing a very slight increase in prices in the Ormond Beach area. I recently heard this confirmed by Morgan Gilreath, the Volusia County Property Appraiser, on a radio talk show. He indicated there are pockets in Volusia County that are still experiencing many foreclosures and price declines, but not in the Ormond Beach area. This is no way indicates that prices are going to come back to 2003 to 2008 levels, probably in our life time. There truly was a real estate bubble unlike anything we have seen. I have a graph showing the “line of sustainability” over the last 40 years that very accurately demonstrates this. Hunters Ridge There are now only 19 homes on the market in Hunters Ridge, down from 25 available homes in February and less than at any point in a while. I believe we are seeing a similar decrease in inventory overall in our Ormond Beach area. In Hunters Ridge, there is one home available for $128,990; the next available home is on the market for $164,900 as the low, with a high being $899,000. It is interesting that the sales prices in our area have increased. A breakdown in Hunters Ridge of available homes is: five under $200,000; five from $200,000 to $300,000; four in the $300’s, one in the $400’s, two in the $500’s and two ever $750,000. We only have one listing that is showing as a short sale. This is pretty amazing in a market where the media hits us daily with foreclosure stories.
Help, Maybe And speaking of all of the short sales and foreclosures. The government continues to try and help those that are at the end of being able to afford their homes with many programs. There truly are choices. If you are having a tough time, explore your opportunities. In this environment, perception has changed.
Are You Content? According to the Pew Research Center, nearly a quarter of all homeowners surveyed said that if they had it to do it all over again they would not buy their current home. Most of the “buyer’s remorse” complaints were about the home itself or its location. Only 31% cited financial factors, such as the home losing value or their own changing financial situation.
